Why is Your Basement Leaking?

There can be several reasons for leaking to occur in the basement. First of all, basements are more at risk to leaking since they are underground. If you have clogged window wells or corroded windows, that gives the water an easy way into your basement. The most common occurrence of water entry is through the wall-floor joints. They are usually the weakest points since they are poured separately. Hydrostatic pressure will allow water to be forced through these points and even up through the floor. Hydrostatic pressure occurs when the water around the home becomes saturated with water causing the weight of the water to push against the walls and upwards under the floor. Foundation walls wear down over time and especially if there are cracks the water floods inside. Exterior Waterproofing

Exterior waterproofing is often seen as the best choice for protecting your basement against water.  This will solve the root of the problem by creating a system that will redirect the water away from your foundation.  This system is done with a series of layers such as hydraulic cement, protective membranes, mesh, weeping tile and gravel.  It does require the area around the outside of the foundation to be excavated but it is highly effective and we guarantee that this will solve your moisture problems due to a leaking foundation.

Interior Waterproofing

Another very effective solution is interior waterproofing.  The flooring along the inside walls of the basement will be excavated and a series of sealants, membrane, weeping tile and gravel along with a sump pump will be installed.  This waterproofing method does not keep the water from entering through the foundation but it will keep the water away from the finished interior and redirect it outside and away from the foundation.  It is also a less expensive method and can be used when the exterior option is not possible.  For example, some homes are built too closely together to have the room to excavate outdoors.
